What is it?
My/Your digital pictures turned into a movie like virtual tour and hosted online,
Added background music to help set the viewing mood
Is either agent “branded” (with contact information) or “unbranded”
How do I use it?
Once the tour is created you can leave a CDs at your listing for buyers to take with them, to help remember the property
Place in your signature file when sending an email to customer or client "Brand" it, and place the pictures in the order you want , this tells a story using pictures in the order you want a buyer to see them in. Ever hear the saying... "Pictures are worth a thousand words"
Have business associates (like Mortgage Brokers.) advertise on cover to help defer cost
What is a Web portal?
A web portal is a site that collects data and redistributes it for information/advertising business
Some are for a specific types of info (like real estate only), or for more general information
Some are national, some are regional....what does it do for me? Advertising in areas on the internet that people will be looking specificly for Real Estate!
Examples you know already are:
Examples of National portals are: Realtor.com (the largest), Trulia.com. Move.com, oodle.com, Google.com, MSN.com, Craigslist.com,etc.
Some are for selling advertising, such as “Sponsored Ad” or to other professionals with similar business interest, like mortgage co.’s
Your search engine is a portal, even AOL or yahoo...just look at the sections for cars, entertainment or real estate
How do I get it online?
For CRMLS or Kinnexus, just copy the link into the virtual tour field
For company website: send (email) to webmaster or web administrator
Same if your have a personal web site
It will automatically be posted to Realtor.com, and since many portals use this info, fields will be populated by other portals from either Realtor.com or your local MLS (IDX agreement is necessary) Homeport is a good example of this
Added benefits are
It shows as a “Featured” tour on Realtor.com, and is an upgrade from basic
You can purchase as many CD’s as needed
Send a buyers report to customers with the virtual tour
Mail a CD with your business card
Use in your listing presentation to differentiate yourself with sellers
Shows you are computer savy and market knowledgeable
Ok…What does it cost?
$ 78 for the tour creation (includes 10 CDs) with volume agreement...others slightly higher
hosted online for one year
Additional charge for upgrades like, postage/shipping, extra mileage-over 10 miles from Saratoga, Choices of packaging like personalized jewel cases or CD envelopes, special shaped CD's, customized labels etc.
How do I use it?
Leave at the listing for buyers to take with to help remember the property
Personalize it, and place in the order you want with many graphic options to add
Have business associates advertise on cover to help defer cost
How does it compare to….?
Newspapers…it is on MLS for One Year
Real Estate Books …Typically less than one ad! (at least one large enough to be seen), and that is just one month too! -The print media is now on board, they have their own websites and their Print Media now points to their website the drive the buyer to the information online of which which a virtual tour can be linked
Brokers open …less than serving lunch!
Open House Cost ...Lunches or Gift Card give aways
Personal Image Advertising on websites or other web advertising….Way Less!
8 out of 10 people… Start search their online!
NAR Survey says that’s where most buyers and sellers come from now
We can’t be sure which site they use or where they start from but we know the data base they will use, It will be from the MLS, (company web sites) or Realtor.com
To tour or not to tour?
Yes budgets are always tight… but can you afford not too at these prices?
How does your marketing compare to the large budget agent(s) or groups?
With longer Days On Market, can you afford not to?
Can you see a customer eliminating your listing because of lack of information? Or bad photos?
Using a tour…You can saving showing or driving time to tire kickers or the un-committed
Does use of this technology put you ahead of others in a listing presentation?
How would you do competing against one who uses it?
Remember…
Using a “branded” video tour identifies you and your contact information…Calls come to you from the tour information displayed.
Other personal image marketing can be costly, and hard to count where your calls come from….the tour has a hit counter too.
