Hints and Info:

What do I do when I get the link sent in my email? Copy and paste the link into the virtual tour field in Paragon (Kinnexs Just started) do this by highlighting the link and click copy…then go into “your listings” on paragon….click on the listing number…select the one you want…in the box to the right “select an action”…click the pull down arrow…click “virtual tour”…in the new window is a field, click in the field, then click paste… your tour should now be there…click save and close…go back to be sure you did it right…go to my listings bring up agent report, scroll down to the virtual tour and click on it… it should play… (Note: not every computer will play it because of slow connections, old software or computers with low memory.) Make sure your windows media player is up to date (if not a free upgrade is available at www.microsoft.com)  Suggest windows media player 10 or higher

Do I need to put it anywhere else? On realtor.com the tour host will post it automatically…for agents that use Warren County Kinnexs system there is a field, just active as of 3-01-08 ...

For my personal/team website? You need to email the link to your webmaster… some real estate personal web-sites will send your listing information to other portals so it is important to do this for maximum exposure

Can I use this link in my emails to clients and customers, and other agents? Absolutely! Place this link in a place you can find easily to copy on to the copy board and paste into the body of your email…remember it is a link that you are emailing and not the file so it is easy for the receivers to click on it and go to the host and view it… you can even place it in your Email “signature” section when you use your email to get even more exposure.

Is there a difference in the CD version compared to the online version? Yes, the online is smaller and allows for the slow connection users and the older computer users. Running the tour from CD will play in full screen; on line is the smaller one-for faster load/play.

Do I need to check the IDX box in the listing agreement? Yes! This allows permission for others who have access to the board info to place it in their search engines information provided.

Consider a sign rider that says ”Virtual Open House” then drive your calls to agent or "Company" websites for viewing the tour…this may help in getting more listings by being a pro “technology” agent. Realtor.com has the tour; use this to compare others.

Use the tour to “qualify a showing” we all get those tire kickers that are not committed and will not give you any indication other than “I want to see the house”. Weed out the time/gas wasters and the curious neighbors, let them do the “Tour” by themselves on line, especially if you can’t get them to commit to a buyers agency…or maybe ”their” buyers agent is to lazy and expects you to show it for them.

Save, “sold” tours to use at your listing presentations as an example, you tech savvy agent! Or email the link ahead of your presentation to set up for the listing close!

How to Copy (or Post) a Virtual Tour Link On the MLS

To place on GCAR/Paragon (Greater Capital Area Realtors)

-Copy the link as sent to you via email completely (this is the address where your info resides on the internet)… Highlight the whole line by right clicking on it…see all of it becomes active

-then right click and chose COPY (now it is on the Copy board)

-Chose “Maintain” icon click on the icon…when you click on it, a pull down will appear move to where it says maintain just under listing (on the right side of the pull down) and click on “Listing”… all of your current listings will come up move you cursor to listing

-Click the word “Listing” make sure your it says My Listing is in the far right box so yours not the team listing comes up

-On the far right next to your chosen listing is a box that says “Select an Action”…Click on the arrow down on the right side of that box it opens another box

-chose that words that say Virtual tour about half way down the list…click it

-this opens another box your cursor changed to a line in the box and is blinking this indicates the box is active…then right click and there is your whole link in the box…

-Now click copy and save…you are done

It is always good to go back and view the link from your full agent display to be sure it works

Note: never put Yes in the virtual tour box (a Common Mistake) it is for a link only, otherwise you have defeated the purpose of the field and  it shows all the other agents your are a novice.

To place on WCAR/Kinnexus (Warren County Assoc. of Realtors)

-Copy the link as sent to you via email completely (this is the address where your info resides on the internet)… Highlight the whole line by right clicking on it…see all of it becomes active

-then right click and chose COPY (now it is on the Copy board)

-open your agent input page…Click where it says virtual tour…make sure your active cursor is between the edge of the field…and right click paste…there it is…save and close

Note: this field is different from paragon in that it is not an active field, it is just text… so an agent or buyer must go to the address bar and copy/ paste it there, to go and view the virtual tour…kinnexus does not have the ability to allow the formatting that makes it an active link like paragon (active links will turn your cursor to the hand with the pointing finger to indicate and active link and usually has a blue text to indicate it is a link also)
